Can you hold a property before I apply?
No. Properties are rented on a first-come, first-served basis with a fully completed application and required fees. We recommend applying as soon as possible to secure the home you’re interested in. -
Do I need to pay first and last month’s rent along with the security deposit?
Move-in costs vary by property. Typically, you’ll pay the first month’s rent and a security deposit. Some properties may also require the last month’s rent—details will be provided during the application process. -
How old do I need to be to apply?
Applicants must be at least 18 years old to legally enter into a lease agreement. -
Is the security deposit refundable?
Yes, as long as you meet all lease terms and leave the home in good condition. Deductions may be made for unpaid rent, cleaning, or damages beyond normal wear and tear. -
When is a cosigner required?
A cosigner may be needed if an applicant doesn’t meet standard credit, income, or rental history requirements. All cosigners must meet qualification criteria and sign a guarantor agreement. -
How do I apply for a rental property?
You can apply online or in person. Applications require a completed form, the application fee, and supporting documents such as proof of income and valid identification. -
What are my rent payment options?
We offer multiple rent payment methods, including online payments via the tenant portal, bank transfers, and traditional methods like checks or money orders, depending on the property. -
Can I get a pet after moving in?
Before bringing a pet into your rental, check your lease and contact management. Some properties allow pets with an additional deposit or monthly fee, while others may have restrictions. -
What if I want to move out, but my roommate wants to stay?
All tenants are typically responsible for the full lease term. If one roommate wants to stay, they may need to requalify or find a replacement tenant, subject to management approval. -
What should I do when my lease is ending and I plan to move out?
Refer to your lease for the required notice period and submit written notice of your intent to vacate within that timeframe to avoid penalties. -
Who pays for repairs and maintenance?
Routine maintenance and repairs are handled by our management team. However, tenants are responsible for damages caused by misuse or neglect. All maintenance issues should be reported promptly through the tenant portal or designated contact channels.
